We started with a huge list - 424 Melbourne suburbs. And after running through our criteria, we’ve managed to narrow that down to just 10. We limited our criteria to the following:
Median house price: $450,000 to $1 million dollars
Stock on market: less than 2%
Rental yield: above 3.5%
Days on market: 30 days or less
Low inventory levels
Price growth: less than 10% over the last 12 months, to avoid buying at the top of the growth cycle
Vacancy rates: less than 2%
Owner occupier percentage: at least 65% owner occupiers
